Estate Cleanouts
Somebody has died. Nobody is enjoying this
Clearing a home after a death, worked around the probate inventory rather than ahead of it; see estate cleanouts.
Estate, eviction, hoarding, rental turn, garage and basement. They look the same from the curb and are completely different once you are inside, mostly because of who is waiting and what the deadline is.

A cleanout is not one service. The volume is similar; the constraints are not, and the constraint is what decides how a job gets run.

The one with a legal clock on it
Clearing a unit after possession is lawfully restored. Kentucky law is quieter on this than landlords expect: eviction cleanouts.

Handled without an audience
Discreet, unhurried clearing where the volume has become a safety problem, and an honest line about where our work stops. See hoarding cleanouts.

Every day empty is a day unpaid
Clearing a unit between tenancies to a schedule, for landlords and property managers: rental turns.

It started as one shelf, years ago
The commonest cleanout, and the one where stairs and access move the price most: garage and basement cleanouts.

One price for the carrying and the disposal
On every one of these, we do the carrying. Nothing has to reach the curb before we arrive.
Published ranges, because almost nobody in this market will give you a number before a site visit. You get a firm figure before anything starts and only pay for work completed.
One garage, one room, a partial basement. The bottom of Crown’s published cleanout range.
The common job: a packed garage, a full basement, a small unit.
A full house or apartment cleared out. Estate, eviction and hoarding work usually lands here.
These are Crown’s own published cleanout ranges. A single item or two is single item removal at $100 to $280, and a jobsite rather than a household is construction debris.
This is the thing that separates these jobs, and it is the thing worth telling us first: it changes the scheduling far more than the volume does.
An executor cannot clear a house before their appointment is complete, and has an inventory to file with the District Court. A landlord cannot remove a tenant’s property before the court’s warrant is executed. In both, moving too early is the expensive mistake, not moving too late.
Those two pages are mostly about the timing, because the timing is what people get wrong.
A rental turn costs a landlord every day the unit sits empty. A hoarding cleanout is paced by the household rather than by us. A garage has no deadline at all and is usually booked because somebody finally had enough.
Different urgency, different way of running the same crew.
Four steps, no obligation, and you only pay for work completed.
Two or three photos from the doorway of each space, and the address. You get a number back within two hours, guaranteed.
Anything being kept, sold or inventoried is identified before we start rather than discovered in the truck.
Room by room, carried out and loaded by us. You do not need to be there, and on several of these people would rather not be.
Floors swept, debris gone, and photos of the finished space if you are not local.
Very hard workers that cleaned out a whole house that was trashed and filthy. Very polite and considered. Would definitely recommend this company!
Very quick from contact to in home to remove some flooring. Once on site they got straight to work and did an outstanding job! Very reasonable price for the work done. Will continue to use them for all future needs.
Extremely helpful and nice, was hired for land clearing and site preparation they removed pesky honey suckle. Definitely going to hire them in the future.
Based in Lexington, working the counties around it. Send the address rather than the town: access decides more than distance on most of these jobs.
Answered properly rather than deflected to a phone call.
Send two or three photos. If it is really a different service we will say so and point you at the right page. It costs you nothing either way.
Send photos insteadVolume and intent. Junk removal is a defined pile: you know what is going and roughly how much. A cleanout is a space that has to end up empty, where nobody has counted what is in it, and where there is usually a deadline and often somebody else’s property involved. That is why cleanouts start at $280 rather than $100, and why the photos we ask for are of the doorway rather than the pile.
No, and on most of these you should not try. Tell us what is being kept (a room, a category, a list) and we work around it. What costs money is sorting mid-job because nobody agreed it beforehand. If you want everything gone, that is the fastest and cheapest version and you can say so plainly.
Yes, and a fair share of estate and rental work is exactly that. We quote from photos, agree the scope in writing, send photos of the finished space, and can work with a neighbor, an agent or a lockbox for access. Say up front that you are out of state so we build the check-ins in rather than assume you are dropping by.
Crown publishes the list, and it is short: asbestos and regulated hazardous material, medical or biohazard waste, fuel, solvents and pressurised tanks, and standing trees over roughly twenty feet. Paint, chemicals and tires are taken at an additional charge rather than refused. On a hoarding job the biohazard line matters more than on the others, so that page sets out what happens if we find something on the list.
A single space is $280 to $520, a large space or several rooms $520 to $850, and a whole property $850 to $1,280 and up. Those are Crown’s own published figures rather than an estimate. What moves you inside the range is how much there is, how far it has to be carried, and whether anything is being sorted rather than cleared.
Lexington and the surrounding counties: Lexington, Georgetown, Nicholasville, Richmond, Frankfort, Winchester, Versailles and Paris. The ZIP codes are listed above. Cleanouts travel well, because they are a booked visit rather than a same-day call, so the further-out counties cost you nothing extra on a job this size.
