“How do you price?” is one of the questions we get asked most, so here is the actual answer. On this kind of work the disposal is the largest single cost, and it is the part that usually gets subcontracted and marked up before it reaches you. We run our own trucks and our own dumpsters, so that cost is known before the job starts instead of after. That is the whole reason these ranges can sit on a page rather than behind a phone call.
What we quote is what you pay. One price, all in, with nothing added at the end.
Four things, and they are the same four on every job: how much ground or material there is, how dense or heavy it is, how reachable it is, and whether it leaves with us. Size and density set the base. Access decides whether a truck backs up to the work or the material gets carried out to the road. Haul-off is quoted with the job rather than added to it afterwards.
Loads are priced by the room they take in the truck and what is in them, not by the hour. A few items out of a garage sits at the bottom of $100 to $640+, and a full truck of furniture, household junk or construction debris sits at the top. A whole garage, basement or property cleanout is a different job and runs $280 to $1,280+, because there the sorting, carrying and loading is most of the work and the volume is what you are paying to move.
Priced by the structure and what it is built of rather than by square footage. Decks, sheds, fences, concrete patios and interior gut work run $500 to $2,000+, with hauling the debris away included instead of quoted separately afterwards. A tile bathroom and a carpeted bedroom of the same size are not the same job, which is why we look before we price. Larger structures are quoted individually.
This is the service where those four variables swing hardest: an acre of light brush and an acre of mature growth on a slope are nothing like the same day. Most residential and small commercial lots fall between $800 to $2,500+. The biggest single lever is what happens to the material, because we haul it off rather than grinding it into mulch and leaving it on your ground, which is cheaper for us and not much use to you.
Priced by elevations and stories rather than floor area, so a two-story house is not twice a one-story house. Driveways, concrete and building exteriors run $200 to $450+. On a lot that has just been cleared or graded this is usually the last step, because the dirt that came off the ground ends up on the house.
A 15-yard roll-off, delivered and picked up, is $280 to $540 for a standard seven to ten days, and you load it. Which one you want depends on how the waste appears rather than how much of it there is: if it builds up steadily over a couple of weeks, take the container. If it lands in one afternoon and has to be gone, take the crew.
