For Contractors, Property Managers & Investors

Standing terms instead of one-off quotes. Turns, eviction cleanouts, interior demo and lot clearing across a portfolio, scheduled around your dates rather than ours, from one crew on one invoice.

  • We show up. Crews held for accounts, so your schedule moving does not mean starting again
  • One vendor, one invoice. Demo, haul, clearing and wash-down from the same crew
  • Vacant days cost money. Turns and evictions go to the front of the schedule board

Work that usually takes a round of phone calls

The reason to consolidate is not loyalty, it is coordination time. A vacant unit that needs stripping, emptying and the back lot cut is one mobilization if it is one company and three separate schedules if it is not.

Interior room stripped back to the wall studs

Interior Demo

So your next trade is not waiting.

Strip-outs between trades, with the debris gone the same week rather than stacked in the drive. Kitchens, bathrooms and whole interiors, back to a shell your fitters can start in.

Lot & Right-of-Way Clearing

Cleared, hauled, and left ready.

Overgrown lots, fence lines and access routes cut and taken away rather than mulched and left on the ground. On a property going to market that difference is the whole job.

Construction Debris

Scheduled like a trade service.

Drywall, lumber, roofing and renovation waste off active sites, on our own trucks and dumpsters. Municipal collection excludes construction debris almost everywhere in this market, so this was never a curbside job.

What an account actually changes

Not a discount scheme and not a contract you are locked into. It is a different way of scheduling, and it exists because repeat work is worth more to us than a one-off is.

One conversation, not one quote

We talk about the portfolio: how many properties, what keeps recurring, and what your turnaround actually has to be. That is a call, not a form.

A scope we both recognize

Recurring work gets a defined scope, so a turn does not need re-describing every time. You send an address and a date rather than a brief.

Access sorted once

Lockbox codes, gate access and who to call on site, agreed up front. On a vacant unit this is usually what is actually slowing everything down.

Scheduled, then repeated

Account work is held rather than queued behind whoever rang this morning. One crew that already knows the properties, one invoice across them.

Insurance, and the certificate you will ask for

Most managed portfolios and every general contractor needs a certificate of insurance naming them before anyone sets foot on a property. Rather than making you ring to find out, here is where that stands.

1 The one document a managed property will ask for before a first job: a certificate of insurance naming the owner or managing agent CROWN Clearing & Removal, insurance details to be supplied; ring (859) 213-6077 to request a certificate

🔶 PLACEHOLDER: Crown to supply: general liability limits, whether workers’ compensation is carried, the insurer, and confirmation that a COI can be issued on request naming a managing agent or owner entity.

This page is not going to invent an insurance position, and a vague reassurance would be worse than an honest gap. Everything else on this site that could be sourced has been; this cannot be, because only Crown holds it.

If you need a certificate to open an account, ring (859) 213-6077 and ask. It is a same-day thing for most contractors and it should not be a phone call you have to make, which is exactly why it is flagged here rather than quietly left out.

Licensed, bonded and insured is stated across this site. The specific limits and the COI process are what a property manager actually needs, and those are the numbers still to come.

What we can show you, and what we cannot yet

Being straight about this, because a trade buyer checking references will find out in one phone call anyway.

What is real

5.0 across 56 Google reviews.

A genuine rating from genuine customers, and it is why the local pack works for us at all. Read them: they are on the home page and on Google.

What is missing

🔶 Trade references.

PLACEHOLDER: Crown to supply named trade referees. Those reviews are overwhelmingly homeowners. Not one is retrievably from a property manager, investor or GC, and this page will not pretend otherwise.

What to do about it

Ask us for a reference.

We would rather put you on the phone with somebody we already work for than show you a quote on a web page. Ask when you call and we will arrange it.

What trade customers ask

Different questions from the ones on the rest of this site, because it is a different buyer with a different problem.

Running a portfolio?

Tell us how many properties and what keeps recurring. That is a conversation, not a quote form.

(859) 213-6077
Do you work with property managers and contractors on an ongoing basis?

That is most of what we want to be doing. Turns, eviction cleanouts, interior demo between trades and lot clearing on the same properties month after month is work we can schedule around rather than quote cold every time. Tell us how many properties you run and what keeps going wrong, and we will talk about how it would actually work.

Can you give us a certificate of insurance?

🔶 PLACEHOLDER: Crown to supply insurance limits and confirm that a COI can be issued on request, and to whom. This is the first thing most property managers and GCs ask before a first job, and it should be answered on this page rather than by telephone. Until it is, ring (859) 213-6077 and ask directly.

How fast can you get to a vacant unit?

Quotes are guaranteed within two hours during business hours, and we hold same-day and next-day slots. On a turn the constraint is usually not us: it is how quickly somebody can get us access. Give us a lockbox code or a key and a date and the vacant days stop being our problem to coordinate.

Do you invoice, or do you need paying on the day?

🔶 PLACEHOLDER: Crown to confirm account terms. Whether there is invoicing, net terms or a purchase-order process is a real decision and not one this page should invent. It is also, for a managed portfolio, frequently the deciding question.

Can one crew cover demo, haul and clearing on the same property?

Yes, and that is the main practical reason to use us rather than three vendors. A unit that needs a bathroom stripped, the contents removed and the back lot cut is one mobilization, one schedule and one invoice. Splitting it across three companies is where the coordination time goes.

What areas do you cover?

Lexington, Georgetown, Nicholasville, Frankfort, Winchester, Versailles, Paris and Richmond, plus the counties around them. For a portfolio spread across several of those, say so: it changes how we schedule rather than whether we can.

Talk to us about the portfolio, not the job

Tell us how many properties you run, what keeps going wrong, and what your turnaround actually has to be. If we are the right fit we will say so, and if a single specialist would serve you better on one of those lines, we will say that too.
