Overgrown Lot Clearing
The one that arrives with a letter.
Vacant lots, rentals between tenants and back halves of properties that got away. Inside the city this is the job the twelve-inch rule drives.
Overgrown lot clearing, in detailOvergrown lots, brush, honeysuckle thickets and small trees, cleared and hauled off, not mulched and left on your ground. Jessamine County starts where Fayette ends, so a Nicholasville job schedules much like a Lexington one.

Most people who call us about an overgrown lot here are not starting a landscaping project: they got a letter. And a good share of them have already read Lexington’s rule and assumed it applies. It does not.
The figure is twelve, not ten. Nicholasville’s Sec. 6-302 requires that “all premises and exterior property shall be maintained free from weeds or plant growth in excess of twelve (12) inches.” Fayette County’s limit is ten. Two inches sounds trivial until somebody quotes you the wrong county’s rule.
“Weeds” here has a narrower meaning than you would guess. The code defines them as “all grasses, annual plants and vegetation, other than trees or shrubs.” Trees and shrubs are excluded from the definition, and cultivated flowers and gardens are permitted. Noxious weeds are prohibited outright, though the section does not name them.
Which produces the trap on a neglected lot. A thicket of saplings and woody brush may not be “weeds” under the twelve-inch line at all, and it is still the thing making the lot unusable, and still the most expensive part to clear. Meeting the ordinance and getting your ground back are two different jobs here, and it is worth being clear which one you are buying.
And it binds the occupier, not only the owner. The section puts the duty on those who occupy or control the exterior areas. On a rental that is a live question between landlord and tenant, and it is the reason we are asked to clear so many Jessamine lots between tenancies rather than before a sale.
This is a plain-English summary, not legal advice, and the code changes. Nicholasville’s code enforcement sits with the Police Department, and they are the authority on what applies to your address. Send photos and we will tell you what we can see. Send photos and ask

Overgrown lot clearing, in detail
Jessamine is still building.
Pads, drives and outbuilding sites cleared to a plan. A good share of the county’s new ground was farmed before it was platted.
Site preparation
Under about 20 feet. Taller is a tree service.
Volunteers and scrub along fences and boundaries. Worth knowing the ordinance below does not count trees and shrubs as weeds at all.
Tree removal & stump grinding
Drives, fence lines, access routes.
Clearing a line rather than an area, and on the county’s steeper ground, often the only part that can be worked at all.
Right-of-way clearing
Ground that stopped being grazed.
Jessamine still has working land between the subdivisions. Reclaiming it is priced by the acre, not the lot.
Pasture & field reclamationJessamine County runs down to the Kentucky River, and the ground near it is nothing like the ground around the subdivisions. It changes what can be worked and what should be.
The Kentucky River Palisades are a roughly hundred-mile run of steep gorges and limestone outcrops along the river. They hold the largest concentration of forest left in the Inner Bluegrass (which is otherwise developed or cleared), along with rare plants and several endangered bat species.
Two of Crown’s four price factors are terrain and access, and on ground like this they are most of the quote rather than a modifier on it.
On moderate slope the method changes: smaller equipment, more hand work, and a route planned for a loaded truck getting back out rather than just in. On genuinely steep ground the honest answer is sometimes that it is not a job for us.
And some of it should not be cleared at all. If your ground sits in or against the river corridor or a preserve, check before you cut: that is a conversation with the state, not with a contractor.
The same published ranges as the main land clearing service. A page about one city should not quote you a different number from the page about the service. You get a firm figure before anything starts.
Light brush and undergrowth. A back corner, a side yard, a fence line that’s got away from you.
Dense brush and small trees. A full honeysuckle thicket, or ground that hasn’t been touched in years.
Clearing plus rough grading, worked to your plan rather than to a tidy-up.
PLACEHOLDER: three real Jessamine County jobs, before and after. Name the road or the part of the county and what was cleared in each caption; that detail is the part a competitor cannot copy.
CROWN’s own published list of the parts of Nicholasville and Jessamine County we work most often.
Outside Jessamine County? We clear land across Central Kentucky: Lexington, Georgetown, Richmond, Frankfort, Winchester, Versailles and Paris. The rule described above is this city’s own; every county in our area sets its own and the figures genuinely differ.
Extremely helpful and nice, was hired for land clearing and site preparation they removed pesky honey suckle. Definitely going to hire them in the future.
Very quick from contact to in home to remove some flooring. Once on site they got straight to work and did an outstanding job! Very reasonable price for the work done. Will continue to use them for all future needs.
Very hard workers that cleaned out a whole house that was trashed and filthy. Very polite and considered. Would definitely recommend this company!
If yours isn’t here, call: we’d rather answer it before you book than after.
Send the photos with the address and the date. Whether it is workable is the first thing we come back on, not the last.
(859) 213-6077Twelve inches. Sec. 6-302 of the city code requires premises and exterior property to be kept free from weeds or plant growth in excess of twelve inches, and it defines weeds as all grasses, annual plants and vegetation other than trees or shrubs. Cultivated flowers and gardens are permitted; noxious weeds are prohibited outright. If you have been reading about Lexington’s rule, note that Fayette’s figure is ten: the counties are not the same and neither are the exemptions.
The ordinance puts the duty on those who occupy or control the exterior areas, which is why this comes up far more here than in counties whose rule names the owner alone. In practice it is a question for your lease rather than for us, and it is the reason a lot of our Jessamine work is booked between tenancies: nobody wants to discover the answer from a citation. Whoever is paying, we can send the invoice and the finished photos to whoever needs them.
Not necessarily, and this is the part worth understanding. Trees and shrubs are excluded from the code’s definition of weeds, so a lot covered in woody saplings can be a problem for you and your neighbors without being a twelve-inch weed violation. Meeting the ordinance and getting a usable lot back are separate jobs. Tell us which one you need and we will price that rather than assume.
Yes, unless the stumps are treated. Bush honeysuckle resprouts, so cutting alone does not kill it: lasting control takes repeated cutting over several years or a herbicide treatment on the cut stumps. We cut, load and haul, which gets your ground back and gets you compliant; we do not spray. The Jessamine County Extension office can advise on stump treatment, and it is a far smaller job once the thicket is down.
On our trucks and off your property, which is the main difference between us and a forestry mulching outfit: mulching grinds the brush and leaves the chips on your ground. Worth knowing separately that the city runs a free brush drop-off for residents, with its own limits on what it takes; we set that out on the Nicholasville services page. For anything you cannot cut, lift and haul yourself, the haul-off is priced into our quote rather than added afterwards.
A small residential lot with light brush and undergrowth runs $400 to $1,200. A medium or overgrown lot with dense brush and small trees runs $1,200 to $3,500 and up. Full site preparation is quoted on the plan. These are the same figures as our main land clearing page: the county you are in does not change the price list. What moves the number is property size, vegetation density, terrain and access, and on the steeper parts of the county the last two do most of the work.
Two or three photos and the address is enough. If there is a date on a notice, tell us and we will be straight with you about whether we can hit it, and if the ground is steep, a photo from the bottom as well as the top saves us both a visit.
