Demolition in Frankfort, KY

Structures, interiors, sheds, concrete, decks and fences taken down and hauled off. Frankfort and Franklin County do not share a building inspector, which is the first thing to establish about any structure here.

  • The city and the county have separate building inspectors
  • The county’s published $50 demolition fee does not apply inside the city
  • Where the city’s own process is not published, we say so

Two inspectors, and the fee you find online is the wrong one

Frankfort is the only town in our area where the city and the county run separate building inspectors, and the consequence catches people out in a very specific way.

$50 Franklin County’s published demolition permit fee, which applies outside the Frankfort city limits, not inside them Franklin County Code, § 150.02, building plan review, permits and inspections, and the Kentucky DHBC local inspector roster

The state’s own roster lists two. Kentucky’s Department of Housing, Buildings and Construction records a local building inspector for Franklin County marked “county only” and a second one marked “City of Frankfort only”. Two officials, two jurisdictions, one county.

Outside the city: 321 West Main Street. Franklin County Planning, Zoning & Building Code Enforcement, on (502) 875-8751. Its code sets the fee plainly: “Demolition $50”, and authorises “any qualified Building Inspector of the county government… to approve and issue any and all permits.”

But read the scope. That chapter is drafted for property “located outside the corporate limits of the City of Frankfort.” The $50 is a county fee for county ground. If your address is in town, it is not your fee and that is not your office, which is exactly the trap, because the county’s figure is the one that is published and findable and the city’s is not.

Inside the city. The city’s building inspector is reachable on (502) 352-2100. We could not retrieve the city’s own permit pages (its website blocks automated access), so this page does not set out Frankfort’s demolition requirements, its fee or its form. We are not going to describe them from the county’s.

This is a plain-English summary of a published county ordinance and a state roster, not legal advice. Which side of the city line your property sits on is the first question, and the two offices above are the authorities on everything after it. Decks, fences and most interior work generally sit outside the permit regime either way.

Demolition work we do across Franklin County

Every job here ends the same way: the structure down, the debris on our trucks and off your property. See the full demolition service

Interior room stripped back to the wall studs

Interior Gutting

Offices as often as houses.

Frankfort has a larger share of institutional and commercial frontage than anywhere else we work, and interior strip-outs here are as often a suite as a kitchen.

House & Building Demolition

And the two-inspector question.

A whole structure means establishing first whether your address is inside the city limits or outside them, because that decides which inspector permits it. The section above is that decision.

Broken concrete loaded into a dump trailer

Concrete Removal

Drives, pads and steps.

The older parts of town have thick, unreinforced concrete that comes out heavier than it looks. It is priced by weight, and the depth is what you want to photograph.

Fence & Gate Removal

Priced by the running foot and the post type, which makes it the one job here you can put a rough band on yourself before ringing anybody.

Frankfort has an architectural review board. We could not read its rules

Two of our eight towns publish, in plain terms, that demolition in a historic district needs board approval first. Frankfort may well be a third, but may well is not good enough to put on a page.

What exists

A board, a district and three documents

Frankfort has an Architectural Review Board and a Special Historic District, and publishes architectural review regulations and district design guidelines. All three documents exist and are listed by name on the city’s own site.

So the machinery is real. That much is not in doubt.

What we could not establish

Whether demolition triggers it

Every one of those documents sits behind the city’s automated-access block, and we could not read a word of any of them. Whether a certificate of appropriateness is required before demolition in the Frankfort historic district, and whether there is a demolition-by-neglect provision, we do not know.

If your property is in or near the district, ask on (502) 352-2100 before you plan around a date. In Paris and Richmond the answer is a clear yes, and it adds weeks.

Demolition prices in Frankfort

The same published ranges as the main demolition service: a page about one city should not quote you a different number from the page about the service. You get a firm figure before anything starts.

Fence or gate $200 to $1,200+

Wood, chain-link, vinyl and metal. Usually priced by the running foot and the post type.

Deck, porch or concrete $400 to $2,500+

Decks and porches from $400; concrete from $400, where weight and access move it more than area does.

Shed or outbuilding $500 to $1,800+

Sheds, barns, garages and small structures, hauled away complete. Contents included.

Interior gutting $1,500 to $6,000+

Walls, drywall, insulation, flooring, ceilings and fixtures. Priced on rooms and what is behind them.

What it is built of
Timber comes apart. Concrete and masonry have to be broken, loaded and weighed.
Access
Whether a truck and trailer reach the work, or it is carried out by hand.
Disposal volume
The real driver on most demolition jobs. It is priced in, not added later.
Permits and utilities
Structures need disconnects and paperwork. Decks and fences generally do not.

Outside Franklin County? We demolish across Central Kentucky: Lexington, Georgetown, Nicholasville, Richmond, Winchester, Versailles and Paris. The permit arrangement described above is this city’s own, and across our eight towns no two of them are the same, which is the whole reason this page exists.

Very quick from contact to in home to remove some flooring. Once on site they got straight to work and did an outstanding job! Very reasonable price for the work done. Will continue to use them for all future needs.
Sean S. Georgetown, KY

Who issues a demolition permit in Frankfort?

It depends which side of the city line your property is on, and Frankfort is the only town in our area where that is true of building inspection. Kentucky’s state roster records two separate local building inspectors for Franklin County: one marked county only and one marked City of Frankfort only. Outside the city, Franklin County Planning, Zoning and Building Code Enforcement at 321 West Main Street on (502) 875-8751. Inside it, the city’s own inspector on (502) 352-2100.

I found a $50 demolition fee for Franklin County. Does that apply to me?

Only if your property is outside the Frankfort city limits. That $50 comes from the county code, and the chapter it sits in is written for property located outside the corporate limits of the City of Frankfort. It is a real, published, current figure, for county ground. We could not retrieve the city’s own fee, and we are not going to assume it matches. This is the most common way to get Frankfort wrong, because the county figure is the one that is easy to find.

What does the city’s demolition permit require?

We could not establish it, and we would rather say that than describe the county’s requirements and let you assume they are the city’s. Frankfort’s website blocks automated access, so its permit pages, fee schedule and forms were not readable to us. Every other page on this site tells you what the town requires; this one tells you who to ask. Ring (502) 352-2100, and if you have had any notice about the property, it will cite what applies.

My building is in the historic district. Does that change anything?

Probably, but we cannot tell you how. Frankfort has an Architectural Review Board, a Special Historic District and published design guidelines, all of which exist and none of which we could read. In two of the other towns we serve, Paris and Richmond, demolition in a historic district plainly requires the board’s approval first and that adds weeks to the programme. Assume Frankfort may be similar and ask before you commit to a date.

What does demolition cost in Frankfort?

A fence or gate is $200 to $1,200 and up; a deck, porch or concrete slab $400 to $2,500 and up; a shed or outbuilding $500 to $1,800 and up; interior gutting $1,500 to $6,000 and up; a house or small building $4,000 to $15,000 and up. Those are the same published figures as our main demolition page. Whatever permit fee applies is the city’s or the county’s and is separate from our number.

Do you come out as far as Frankfort?

Yes, across Frankfort and Franklin County. The ZIP codes are listed above. It is a planned run rather than a same-day call from here, which suits the work this end of the area actually needs: structures and interiors rather than single-item jobs.
